@Frankie Woods, there are a lot of good articles on BP about what expenses to include.

I am in need of advice, suggestions, and help running numbers.Current: Lot with a 2 bedroom house built in 1929 (people say the wood is better than current wood).

I'll keep it in mind if i'm ever around your neck of the woods. 

My deposit was $10,000, and they were ALREADY clearing the lot where the garage goes at a cost of $4000 to them, and the cement and wood was already ordered before I gave them the deposit.

Anyone have a good (or bad) experience with a realtor who does land in that neck of the woods?

If there is not any wood structural members, and if the fire took place beyond the 28-day curing time on concrete (when is fresh), the foundation should be intact. 

Thinned polyurethane is the easiest and cheapest easily-available wood finishing sealer there is, and it does a great job performance-wise.
