I'm out of Country and I can share with you that from reading posts on BP And communicating with TK provided in Memphis I would stay away from Frayser and C class areas.

Also, what type of communication do you expect from the PM and how often to they go to your properties to "check" on things?  

I am communicating with a turnkey in the area and learning more now.

I have come up with a deal to offer the "cash rich investors" in the commercial opportunities, and I am looking for any feedback whatsoever. 

All communication we've gotten on the short sale we're involved in has come from the bank via our Realtor.

Quick question, in Rich Dad Poor Dad Cashflow Quadrant he outlines a "simple" strategy for becoming the bank, where you purchase, then resell a home using a "lease purchase contract". 

I'd also suggest Think and Grow Rich by Napolean Hill.
