I grew up with a realtor for a mother, but she’s not too well informed on new construction.

But wanted to add that you may want to consider a consultation with an attorney or even your liability insurance company to discuss best ways to handle this up front to avoid mis-steps in communication with the tenants, neighbors, media etc.

I live in Maryland and the elderly owner, and the property are in California.

I'd love if the property would cash-flow after we move out, but the neighborhood and appreciation potential is the biggest concern for me.
