I think things you could do right now as far as real estate goes would be -find a meet up in your area-find bp members in your area and pick their brain (maybe offer your services or time to add value to their life or their situation)-Self-educate.

It's such as easy way to pick up property and to begin reaping the benefits of REI.

Pick the most qualified unless you are in a jurisdiction where the first to apply that meets your minimum qualifications is granted the rental.

So you don’t waste your timelooking at all locations, prioritize and pick locations that put youin a more favorable location between your future competitionand your residential customers.

So far this year, it's covered:Porter services for bulky trash removal for the 108 units.Paying off the loan that was used to replace all the vinyl siding with LP Smartside on all the units and paint them.Maintenance and repairs on all the external fire alarm system stuff.Regular landscaping.Tree removal after the big freeze.Regular powerwashing.Weekly litter pick up services.Pool services.And that's what I can think of off the top of my head. 

I agree with @Brandon Sturgill and @Joe Funari too - find a good local investor friendly agent in whatever market(s) you pick.

I have a CallRail account where I use a different number that allows me to track anyone who calls, even if they hang up before I answer or the voice message picks up, I will be able to call them back.

Just wanted to pick people's brains on how they went about finding good #contractors that are open to working with investors?
