If the tenant has a sharp attorney, (doubtful) there could be an issue if you were not compliant for a period where you are seeking damages, seems that would be up to the judge.Best to call the city finance department and ask them, I doubt they would misguide you for some fee.

There could be a settlement before you sue them, might try that as to expenses and damages agreed to in the contract, there are damages recited for the seller in your contract aren't there?

That I was going to be sued for wrongful foreclosure I believe it was by accepting a deed that he had not offered, 4. that the entire loan amount would be damages, that there would be no further business dealings.
