They might not do anything for me then, but they will hear from me numerous times until I get it dropped to market value.  

I've enjoyed the responses, but as you mentioned Bill, there are numerous posts on here, debating the legality of wholesaling, to be licensed or not, to use Option Contracts vs Purchase and Sale Contracts, intent to close or not, etc....and through all of them, at least for me, I have yet to see a clear path of how to do it.

I know numerous people who are absolutely crushing it right now.

There are definitely numerous ways to achieve wealth in real estate and we all have our own ways.It is my personal belief that cash-flow is the most important aspect, far more than capital gains.

I guess some people must consider running numerous title searches for houses they don't close on as just a cost of doing business. 

I have numerous  rentals  in low income places and make a ton of money but I am also an expert at evictions. ( I do my own evictions)  Get online and read everything you can about evictions in that state  I am betting that you will have to send a certified letter to start the process. 

Thru numerous PMs and phone calls I'm closing in on my first deal.My question is what financing strategy should I employ.
