There are 3 pools, tennis courts and it is a beautiful park-like community.

Oak Park that has no bars has very high taxes/

With the multis, not only are the expenses much higher, but it seems to be more of a hassle dealing with tenant issues (parking, disputes, etc.), rodents & pests (e.g., bed bugs), among other hassles. 

The biggest concern they have is that I provide at least two off street parking spaces per tenant.

Thinking of my next property so I am currently debating between there and the Pleasant Hill area in Gwinnett where they are tearing down Gwinnett place mall to build another mixed-use development with a park as well. 

This is common in commercial, especially with the larger national companies.
