Imagine every person you meet will read your Facebook page and Instagram account, because a lot of them will.These are just for starters. 

I imagine I will have less equity that I have to 1031 but more debt to replace per the IRS debt replacement rules.

And I imagine most of the landlords that get shot are in the midwest not here.

They're extremely rare.What someone in your shoes needs to do is spend the next 2 years devoted to learning the game of real estate investing by listening to every podcast imaginable, going to every real estate networking event in your city and area, and by becoming more obsessed in real estate investing than I was in pursuing the women and parties in college.I'm 29 years old and far ahead of my peers. 

Something like 50% of Americans right now are a $1k expense away from financial turmoil so you can imagine how few people have $100k+ to invest.I do agree that using cash is a great strategy. 

I imagine that some of these assets are getting long in the tooth and there maybe some opportunities.

I guess what I was trying to get at is knowing what the person is going to do with the property after I'm able to sell it to them to me I imagine it would be the difference between a wholesale deal and selling the house over the original $20,000 that I had suggested in the scenario meaning of to 70% value rule and technically the house we need to be sold somewhere between 150k to 200k.However if it's just a cash sale and it's bought at 20k fixed up with 40k and resold for 120k then that's a 50 percent profit then minus expenses and holding costs as well as insurance and closing fees and such....

I’d imagine around $1600-2000/month, which is significant.
