How important are factors like high-speed internet, furnished common areas, security features, and in-unit laundry to these tenants?

We found out the sellers were highly motivated due to personal problems so we were able to negotiate some of the closing and we able to get into this house with little down.

These loans are more expensive and have high interest rates most of the time.If you are purchasing a commercial property (5 units +, storage units, and so on) then you need commercial financing (above options are geared towards residential).

You do not state ARV but my own belief is rehabs provide best return in high cost RE markets.  

My recommendations would be fire pit area might pop and look more inviting if you went with different color Adirondack chairs, the gray ones really blend in with the surrounding gravel.

With housing demand being so high in this area, and homelessness/affordability of housing being such a big hot-button issue, you'd think cities would do everything they could to provide more affordable housing.

They offered assurances as to their high level of confidence in the applicant, but have provided any other info on the tenant.
