I am in the final stages of a VA assumption, that was gifted to me by a family member. 

Open to anything really, single family, commercial, something to flip.

Obviously things like house hacking aren’t even an option because we have a nice SFH with a family.

My wife had a lot of family in Grays Ferry and everyone said “oh Penn is going to come in and will make it better” etc etc.

It's a two-family so the basement for sure does not have the proper egress for sleeping quarters, much less a separate unit.
