Hello BP,A friend of mine runs a drug rehabilitation facility and he is growing at a very rapid place.

In this case as I grow, I personally have decided to use this cash flow for growth in buying new properties and administrative costs in self managing the portfolio.  

Flipping is a powerful drug. 

By the time I was walking around the house checking stuff out, the live in landscaper was out in his drug dealer looking bath robe.

Whether it be incompetence, drugs, laziness/entitlement, or the idea that they are above doing a job because it's not what they want, or because it's not in the field of their underwater basket weaving degree. 

My thought/opinion ( I am NOT a tax expert)  is that it could be advantageous to 1031 into a new property within an Opportunity Zone to protect against the 1031 provision going away under the new administration. 

I really would like to see some comments from investors in my area showing the 50% rule works (without drug dealing and drive-by shootings).

When the housing allowance is higher they want to live off base because they can pocket the difference between the allowance and the rent they are paying.One of the things that appealed to me was that crime was relatively lower, mostly petty thefts, vandalism, and minor drug busts, compared to other inexpensive areas like San Bernardino that are known for violent crime. 

Some go to my administrator, some to my accountant, some to my property managers, and some to my owners.

One thing that was left out is there are some high crime/drug areas of Lakeland so make sure to familiarize yourself (the Trulia crime map is a good guide).
