From an actuarial standpoint, I would be completely shocked if there was any data to support a greater risk of claims based on the length of a tenant's lease.

First property to test the waters in Tennessee, rentals are very hot in this market and we are cash flowing positive to allow us more confidence to continue to acquire additional properties at better negotiated purchase price.

Some real estate investment plays are for appreciation and I don’t have data or a graph to present but my educated guess is that it is in the minority as much of it is for cash flow and or value added propositions to force the appreciation.
