You've got to be comfortable more or less handling the transaction "on your own" because it's hard for the listing agent to truly arrive at the best outcome for the seller and buyer doing a double agency.

@Chinmay J. the owner or anyone in the chain of title can redeem the property up until the day a judge declares the foreclosure final.

There is a little more hand holding than normal tenants so I'm not sure I would want to cross that bridge in a market that I didn't know or have the most trusted boots on the ground.

However, for most of these markets, you hardly cross 1% rule with CoC 12%-18% (Turnkey properties, with 20% down).

You should search here and on Google for "disguised credit transaction" as this has been well covered here for the past four years.

Decide in commercial if you want to do leasing or transacting etc.

The two can be completely separate transactions.

This can be more reactive and efficient, as it eliminates the paperwork, processing time, and per-transaction fees typical of the custodians.
