So start thinking about the scope of what it is you want to do and see what sorts of people might have that kind of cash to invest.Also, you want to limit your number of investors so you don't have to try to communicate with 50-100 people, each of whom has a $5,000 - $10,000 slice of a massive pie.

Things I have never had a tenant care about (at least that they communicated): age/type of windows; countertop material; floor material that's not carpet; age/brand of appliances; plants/type of landscaping; color of house exterior; roof type/material; fence type/material; no garage; no dining room.
