Agree with Bob - Josh is a great resource in this business.There's also FIXnotes.com for a trove of free content (and a weekly hour-long YouTube show) I think I spent almost five hours yesterday sitting in a coffee shop absorbing all the AMAZING information on FIXnotes.com.

For example, while a lender may look primarily at the cash flow of the property, your income and credit score may still be considered as secondary factors to qualifying.Also, the terms/rates for DSCR lenders vary, so if you are purchasing an investment property, be sure to shop around.Good luck!

@Fareed FityanChris is obviously great, he is incredibly knowledge about everything in the lending world...When a TIC loan that I used to have matured last year, the ONLY one that could and did help me was Stanford Federal Credit Union...Now I am shopping around for a rental cash-out refi, again SFCU offered to help, and Keystone Credit Union too...

@Nicholas CotroneoI think you need to set yourself apart from the average or "perceived average" property manager.Some of the biggest complaints I hear from other landlords is that PM's just put warm bodies in the property, then collect another full months' placement fee 3 months later.

And I'm not a huge fan of "forum shopping" (that is, setting up an LLC out of your home state just for corporate law reasons) because you still generally have to register the LLC in your home state.

If anyone is doing the scratching, it's the tenants who have something to hide, it's the tenants who want to phone versus email to make sure nothing is written down, and who want to waste the landlord's time window shopping because they have nothing better to do.
