You could also have a separate agreement outlining house rules...I havent done this but it's something i'm considering.Here are a few issues that have come up while I've house hacked:- Tenants disagreeing about how clean the common areas should be, WHO is cleaning, and whether it's worth having a cleaning service (monthly)- the house's temperature- Some tenants leaving things out in the common areas and other tenants getting annoyed at it.Every situation is going to be different, but if you've ever lived with roommates...it's similar to that, except you're not paying rent! 

People have to remember, that getting nicer finishes doesn't just give you higher returns, it also attracts higher quality applicants. 

You'd also save on NIIT which I think applies which is 3.8% on i THINK over $400k (I don't remember the exact number anymore).Good luck.

When I compared the COCR it doesnt seem much, for ex, its about roughly a $100 difference between buying any points down vs not buying down. so it doesnt seem worth it in my opinion and Id rather get more money back up front.

However, with a house that is worth substantially less than $50k will be more difficult.
