You alone probably can't qualify now with no income as the one rental probably doesn't show huge net profit to cover your car, credit cards and other bills on credit report.

An angry homeowner can pursue the tenant legally and might even win his case and obtain a judgment.

I recommend you try to find a way to negotiate a win-win with the renter.

As long as you live below your means, it's a guaranteed win.

This is a get out of jail free card for dishonest tenants.The only out for landlords is to sell and have the new owner move in, forcing an eviction.There's a good Times article about how small-time investors cannot be compared apples to apples with corporations/wealthy investors - and how moratoriums are hurting small landlords which is generally bad for affordable housing (strapped landlords will be forced to sell) - but I'm not sure if linking articles is allowed here.

If you win the property at auction for less than the judgement lien, do you still owe have to come up with the difference to get that lien removed from title?
