They do this because both marketing and rehabbing can be very time consuming.

I'll probably just hire out large, time consuming stuff like tile.I'm a pretty decent electrician, plumber, etc. so I don't want anyone to rip me off.

If you have people you can trust in the construction trades (especially plumbing and HVAC), maintenance is not a time consuming thing.

And getting all of the details to come together in a harmonious way is super time consuming. 

The lawsuits for wrongful death, civil liabilities and other media attention will consume most of your waking hours for a couple of years if it was proven you failed to maintain the property and contributed to the death of one or more individuals.It won't matter if you have great insurance, an LLC or whatever asset protection plan the latest guru sold you.

It's simply not worth it to them because it's too expensive and time consuming to maintain.It's best to get RE investment knowledge from investor-focused sources, like BiggerPockets forums, blogs, YouTube channel, etc.
