I can call, text & email mine anytime & he always responds very quickly.But not just for RE...My father-in-law passed away unexpectedly & my wife called our attorney on his cell phone the following Sunday as the family met.He spent 2 hours on the phone with my wife & BIL resolving some Trust doc issues.

Be it gas, cellphone taxes, toll roads etc..

they think they should pay the cable bill, cell phone bill, car payment, etc...before paying the rent. 

It's hard finding numbers online because most are unlisted, on a do not call list, change their number too frequently, or have cell phones.

It's the tenants themselves...I know business is business but my business decisions could/will have a strong impact on the tenant's personal lives that's why I want to understand different angles so to make sure whichever decision I make goes with my personal values.

Which of those (or whichever markets) you pick should be based on comfort levels, interests, return preferences, price points obviously, and then one of the most important is quality of the turnkey provider.

On most commercial loans a bank will require you to have anywhere from roughly 20 to as much as 50% of the purchase price or appraised value (whichever is lower) as a down payment.

If you are willing and you make yourself capable, you will not fail in whichever direction you choose.
