There will be other factors like If you have 10 notes ballooning next year etc that may not be so crucial to the ltv but being prepared to balance the debt load across the board with some factors that may be out of your control.

The buyer will 'inherit' the tenant with your existing lease still enforce - - no need to evict unless the buyer demands to take possession all vacant, and THEN you have real problems, so sell the buyer he's getting a turnkey operational property.A forced eviction w/o cause is expensive and is loaded with Relocation Expense awards to the tenant, upward of 5k.
