Here in California, you can check online to see if the contractor's license is active, if they are bonded, and if they have worker's comp.

If I were to find a quad with one empty unit, finance it with an FHA loan and keep at least one unit at a time as my residence on the weekends (probably just to do work on the place), would I be committing mortgage fraud?

Their lender says they can't underwrite the mortgage because there have been multiple title transfers and HUD rules say"no pattern of previous flipping activity for the subject property as evidenced by multiple title transfers within a 12 month time frame".How to other wholesale deals get around this issue?
