I'm conflicted, my heart says keep it and my mind says sell it and make $110k+ profit after just a year because I feel we are at the pinnacle of the market and I sense that the equity will remain pretty stagnant for some years to come judging by past local real estate values through the years prior to the pandemic hot market and now the higher interest rates.

Most contracts allow the buyer to do their due diligence prior to closing on the property, including conduct inspections, review disclosure documents and public records, receive title work showing clear & marketable title, have the property appraised, secure financing, obtain homeowner's insurance, make sure the property is in the same condition at closing as when the offer was accepted, and a variety of others.

Before closing this was not clear to me, so I could have read some general advice which did not include some stuff I needed.I think had to do again, I'd find a local guy in the community who can prove to me they know all the government programs well and had done many challenging evictions.I'd potential advice future buys reading this, to consider hiring a eviction attorney prior to closing, in adition to who is doing your closing.

The date for the tenants to vacate the property should be a date prior to the closing date and not after.

You may also have to make all the required improvements to the infrastructure (i.e. sidewalks, right of way dedications, road widening, sewer, stormwater, etc.) prior to filing for final plat.
