We purchased the property and took out the loan in our names and then entered into a joint venture agreement with another investor. 

Should I create a joint venture with the investor? 

With that I would counter to maybe consider a bridge venture, something to get some exposure and experience into things but not full out 0-100.

If there is any economic turmoil which affects the National Economy, then yea, of course there will be a "crash", but I would venture to guess that we will still be better off than the vast majority of places in the country. 

I'd venture further and say you'd be fine since it wouldn't be your primary residence.
