Ten unrelated people in one house means up to ten vehicles, up to ten visitors, parties, fights, foot traffic, etc.#2: Severe wear-and-tear on the property.#3: Your lack of experience.This all looks good on paper but you don't have the experience of handling one tenant, let alone 10 tenants crammed into a small space with shared bathrooms, shared kitchens, shared parking, etc.

Investing in a syndication as an LP is a great vehicle if you are looking to be 100% passive. 

REITs might seem like passive REI, but I think they have 4 significant disadvantages:- Just as with any investment vehicle, you have to understand the details of the REIT, including its strategy, sector, holdings, management, etc., and then decide if it matches your investment goals.- You can’t take advantage of leverage.

We are financially stable with the only debt being our house and 1 vehicle loan.
