As a result, my friends, family, and clients are getting crappy service and that gets attached to my credibility.I basically don't trust any of the services I am aware of that claim to provide or source out "qualified referrals" because there is no incentive for those third party services to provide a good quality service to someone who isn't a repeat customer (listing agents, home sellers, and buyers aren't repeat customers for them...the business model doesn't encourage repeat customers).

If you can trust your subs, then have them purchase the materials, otherwise get the materials for them and just pay for the labor.

Realtors usually send extremly watered down property profiles, and keep the broker detailed reports for themselves.Either way, until there is some other site that is a reasonable competitor to the MLS, it is unlikely that investors and everyday people will be able to access information on properties for sale.

You can either go short the home builders like Toll Brothers or St Joe or you can short a Real Estate Investment Trust (REIT) or ETF.Going short is highly risky and with REITs or ETFs, you may also be stuck with paying high dividends is you hold your short position for a long time.
