Additionally, one page has an extra place to initial that confirms that the tenants has received certain addendums (lead paint, bed bugs, etc) that I am legally required to provide.I also make it very clear to them that I will follow all the provisions in the lease and I expect them to follow all the provisions in the lease, so they better have read the thing in its entirety.

For each sale and each rental, I'd document #beds, #baths, sqft, sale price / monthly rent, whether it was an apartment/house/duplex, and then take some notes on the condition/style.

I have a 2 bed 1 bath apartment currently being rented by 1 person.

Purchase price: $217,000 Cash invested: $2,300 3 bed 2 bath duplex 1200 sqft on each side.

In the mean time I'll take your advice and start buying beds to fill up living rooms and dining rooms.

It would make a fantastic additional bedroom to the upper unit, and would increase the overall bed/bath and square footage of the building. 

Market rents for a 3 bed are 20% higher at $850.6) Current total rent is $2800, and asking price is $314,000.

A part of the rehab is finishing the basement, which will allow us to turn this from a 2 bed/1 bath to a 3 bed/2.5 bath.
