I will secure financing for 500k at 20% down and purchase a cash flowing rental(s) (ideally value add multifamily) while still working a full time job (I am working remotely and would travel to wherever I invest, post on the locations I am looking at here). 

Do you think renting this home to traveling nurses is a good idea?

Yeah she never moved in ALL of her stuff - a mattress, couch and minimal furniture and was renting the unit as a flop house for people traveling from NY to Boston as a layover - $75 a night.

Real estate agents need to understand that they're job is going the way of travel agent at a high speed. 

Plus, I'm not in MD that much, I am a travel nurse and have been taking contracts outside of the state for a while now.

But an alternative to consider if the banks are making it difficult is to establish medium term leases (month to month lease) with traveling nurses or other work related travel. 

@Tommy Panebianco Nobody really talks about the hybrid option which is doing the peak season as a STR then leasing it for offseason to a traveling nurse, business client, people looking to relocate in the offseason.

For those of us that travel the country on a regular basis for work....

Transitioning to traveling professionals, traveling nurses, and possibly peer space event spaces are all good ways to make a killing in the short term rental space. 

These also lend to some opportunity for "mid-term" rentals (1-3 months) for traveling workers.
