The owner of the unit above me has been extremely uncommunicative - she was pretty averse to any sort of mitigation action as her HO-6 adjuster told her as long as she dried up the water herself she was "all set", despite my telling her that her subfloor was obviously waterlogged and moldy.

And part of me wonders am I trading a 10yr loan for 30 yr loan at the same price, although I'd be adding $100k in assets ($180 cash out minus $80k loan payoff = $100k to buy 2 properties).

With cars being in demand, I'm hoping I can get some trade-in value and that this new car would hopefully last me another 10+ years.I don't want to add a monthly car payment to my budget, and I have enough reserves to buy in cash and not be wiped out - but it would still be a decent chunk for me.
