The LLC and asset protection is a very thin veil....... if you are a small time landlord, a decent lawyer will tear apart that veil if there is ANY cross between your personal fiancés and the LLC finances.

I have just today been called by a neighbor that they have said that they have gotten moved out, but now they have bragged about tearing up the place and leaving in it disarray. 

The roofer seem very confident that there is no real need to tear up everything.

With these properties, depending on the market, you have the option to purchase for less than the land value if you have to tear the house down to rebuild.

My question is in regards to wear and tear; specifically, plumbing below the floorboards and inside the walls on a 20-year-old rental cottage.

Are $4.5 buyers tear down re-construct buyers in Newport, or W2 mortgage holders making ends meet with an E-Class an F150 and a day maid(???)

Not much in Jan 2023 then feb hit and we have been on a tear sold all but two of my 6 specs that were standing and have 7 pre sales so 13 sales Q 1 and into first two weeks of April and tons of activity and showings so looks like I will hit my goal of 20 to 22 homes built and sold in 23. 

Less wear and tear.

It saves money for the owners as you do not have to purchase locks every time a resident moves out or have to use ones that do not look attractive from wear and tear or try to color match.
