Right now we are targeting Indiana due to the low housing prices and high occupancy rates.

Thanks for the advice and direction towards some potential resources; it's greatly appreciated!

My friend turned me on to BP a few days ago and have been indulged in the magnitude of different resources BP has to offer.  

Part time and beginner investors don't have the knowledge, time, or resources to door knock, start direct mail campaigns, look up absentee owners, etc.

Hey Andrea, I haven't gotten a software application yet but what I have found to be very successfully is combining free resources.

Numbers wise, I'd need a $75/sq.ft. builder on an improved (all site work, including septic and water taps provided) and permitted lot I would provide and my target would be $120/sq.ft. retail.

But you and I may have differing goals and resources as far as investing goes...I wanted turnkey and it was ok if it hardly cashflowed...we are investing for tax purposes and make money on that end...but think about who you want to be your tenant...do you want students?

How many actually have the resources to do anything about it even if they have a case.
