I talked to this private lender that I’m building communication with and I thought I was prepared, but I felt like I wasn’t, even though I learned his lending policies.

I was able to find someone to lend me the money for the earnest money deposit.

I'd love to see that list of lenders that would lend on 10% down.

If your property is held in a series LLC they may not lend you money on that property.  

So right now there isn’t really seasoning even for a cash out refinance like I am doing... lending has loosened up finally.

I wish there was some secret but to be able to get the property entitled you need $$$ and I have yet to find a bank or lender that will lend for entitlement work (city approval, all necessary studies, etc...), what I would do is find the property.
