Like you, we're opting for the steady but lower return of yearly, stable leases, vs the vacation rental market which offers higher return but more hands on, and we'd have to outsource the management.

I avoid felonies ,well if he is a truck driver they have a steady job and  must tow the line or  they get yanked off the road .Might dig deeper about the charges see what he says and what you pull up on your back ground check if you want to rent to him .
