If I chose a 40$ per square foot granite vs.an $80 per square foot granite why should the contractor make more money just because I picked out a more expensive piece ofgranite.

Rental rates are comparable to houses of similar square footage in my area.

I don't know rent control laws well in your area but I know in other areas the rent control is typically based off of numbers of rooms or square footage.
