What are some red flags you look for to see if a potential lender is trying to scam you for your information?

If everything appears to look ok at first glance go to your county auditors site and look at the transfer history if the property has several transfers by quit claim deed this can be a red flag!

He starts showing me MLS listings he's printed out in the area and I brush those aside asking about the the off market deals. he pulls out a map of my area with some red dots saying these are the areas where we have some pre-mls leads. then he talks about using techniques other realtors don't use and wants to keep secret...and finally he pulls out an example of a postcard he uses in a mailing campaign, and he says we can target areas you're looking for blah blah.

So I need properties that I as a caucasian female, red headed women who only speak English and German can manage.Definitely do some research on this blog focusing on people that have been successful with what you are looking at doing.

Then you notice that these few men that show up with grimy hands, dirty clothes, and worn out hats and boots that many people make fun of as hicks and red necks have run the price up to 15 thousand dollars an acre and in thirty days write a check for 2.5 million dollars and buy a 160 acre field in corn country.

It operates much the same way but with a lot more red tape and rules due to the nature of a government guaranteed loan.
