Right now I do not have a substantial amount of capital to invest with, but thru my job I have built up a solid network of wealthier individuals who are looking for investment opportunities. 

If you have solid W-2, income you can actually spend the cash AND use the equity (ie. buy 2 investments!)

SW Florida here:I prefer to buy newer construction 1995 or newer if possible (insurance reasons)CBS preferred over wood frame (huge price increase for wood frame on insurance)Below market---this is HUGE for me.....if the market drops I may not be underwaterA or B neighborhoods3/2/2 minimum in most cases...no 2 bedroom houses (they don't fit the demographics)The deal has to make sense, have appeal to tenants, and pay me to own it.

I've gotten a little interest, but no one solid.

If I wanted a good solid investment with no full time work, I would diversify through a few things. 1- I would purchase an 80K house in a working class neighborhood, put 20K into it and then sell it owner finance with 10K down on a 30 year fixed at 8% with a pre-pay penalty for 3 years.

I was born and still have family not too far from your neck of the woods(Union City amd Teaneck).
