Would this by chance be an owner carried note, by you, with the sink hole issue existing at the time of the sale?  

Will ask about seller financing - or maybe carry back for some of the downpayment since that's where my challenge appears to be (heard of this - not seen it explained well).Re:bulk sell.

The entrepreneurial spirit was what gave birth to this beautiful country of ours and I feel it is my duty to carry this legacy on.

Not all debts carried interest nor did all pledges of security - real property or chattel - require interest to be paid.CFD and LC being treated like security instruments after certain time limits by the court so that the buyer/borrower has a [fair] chance to redeem the equity in the property if they so wish.  

Oh- and they carry extremely low levels of mortgage debt.  

My question is, can I get a seller carried note in this situation with the bank debt in place? 

Brokering without a license carries a $5000 fine.

Hence, my decision to use more private money and personal cash makes more sense vs. using hard money to lessen holding or carrying costs.

There is no application fee, no carrying costs, no prepay penalty, no closing costs, min 3yr open on acct, they order the appraisal and if needed, a survey.
