@Shawn ConnorsJust to safe I would go with the ARV being 95k only and the estimated repairs being 28k which would put that the offer price at $38,500 using the 70% rule.

Do the new lots have to be relatively equally sized or they can be any sizes as long as the setbacks and land coverage ratios are satisfied.When calculating the land coverage ratio, is road and public area (walkways, playground, etc.) included?

Not big money, but with very little money out of your own pocket, the percentage returns should be astronomical.You haven't said a word about operating expenses as a buy and hold nor rehab costs to get the property to "safe, clean and livable" (which normally will be well below the cost to make a property marketable for retail sale.)

No one is looking to buy, If you do finish one we have found that your almost better just to let it sit done till end of January so your DOM doesn't increase.If your flipping in the fall and you can get is finished and on the market by November I think your safe.
