He checked the ports where the cables came into the building and (according to the cable guy) they are functioning perfectly, which means (according to the cable guy) that the problem is somewhere in the cabling inside the house.

It was replaced and fully functioning on Monday, August 7.

If you are aware that the tenant is not operating a home business but simply performing the functions of his job while inside his home (and this does not involve increased traffic, paying customers, commercial enhancments made to the unit), why would a landlord be concerned, as long as the tenant is paying the rent on time?

Are you really going to want to get calls from tenants or property managers when you're doing your residency and sleeping on a cot in the hospital during a rotation?  

Use the extra few grand you get from a private sale to help fund your next functional driver if you need one. 

Increasing gross rent is never a bad thing.Improvements are nice too, but all investors really care about is that the building is clean, functional, safe and competitive within the market.

deals in the neighborhood.None of these buildings are in Detroit....they are all functional buildings...no extensive renovations needed.And yes, you are right that you could not build these buildings for the current market price...not even close.  

My idea of Class C rentals was low end finishes, like laminate counter tops, linoleum, and durable finishes that aren't necessarily nice but functional to live with.

Then rotate to my first rental property which I would then sell using the 2 years when the cash flow is poor.  

It would be easy to manipulate individuals that weren't functioning on a higher level to live wherever th NP wanted them to.The other side of that coin though is, if we don't think the NP has any nefarious motives, we can understand how not having a different landlord and lease for each property would be a good thing.
