Usually I do an open house in summers but it's slim pickings and waiting for enough people to justify an open house is not feasible, it would take a month and they would find another place by then.The one room mate asked about an open house and I explained this to him.Now the other room mate (there are four of them) called me after I gave notice that there would be a tour tonight at 6 PM (2 days in advance) that he doesn't want me there, it's valentines day, etc.

I tell them no go on the phone and saves the brain damage of, again showing to someone that can't/won't afford the unit.Finally I tell them we do a credit, eviction, and criminal background check and ask if there would be any issues with this for either them or their roommates.

You can keep it for a year then rent it out but what I did was find a home with the space to have roommates so I live in a 3bed 2 bath live in the master bedroom and rent the two other rooms out to a boyfriend/girlfriend they use one as their bedroom and the other as their office.
