A while back, when many owners collect 2 months rent security, a tenant told me if he's rich enough to let me hold on to my 2 months deposit for a month, pay the new landlord his 2 months security, plus another months rent, i.e. 5 months rent total, he would've just bought a house.

Even better would be going out and finding some potential deals to bring to them.A couple books I highly recommend to beginners in RE are "The Millionaire Real Estate Investor" by Gary Keller and "I Will Teach You to be Rich" by Ramit Sethi.
