Is it making your money today (in the form of cashflow, amortization, value-add, whatever)?  

It's a wonderful value add deal. 

Contruction is about half way done on I43 and I41 and the areas served by improved access will likely see an increase in value and populatiry.

I would tell the bank, “We use a licensed CPA to review our books each year, to remain in compliance, and to generate our taxes.

Loans from the FHA, online investment groups, middlemen, rent-to-buy deals, ready-to-rent homes, and borrowing from private lenders can cost less at the start, grow in value, and give you a steady flow of money.

A commercial appraisal will include giving value for the income potential, so for a property like this it wouldn't be at all unusual for a residential appraisal to come in at $950k and a commercial one to come in at $1.1m or some other higher number. 

Loan to value ratio: The higher the loan to value ratio (LTV) is, pricing takes a hit.

Land is $1m, build is $1.5m and sales value is $3.5m.

If you can easily touch it and feel it, it affects value. 

Have them include a risk reward matrix and a review checklist.
