If you provide it you are responsible to repair it, the fact that the washer and dryer were there when they moved in would lead me to lean towards a you should provide laundry services answer, however you may want to switch out to coin laundry or submeter the water for the future anyway.

You already have a tenant who is demonstrating responsibility, so it is more assessing the risk of the person moving in.

You accountant should know how much equity you have in the property and can help guide you but you can do the following:1)  Sell and do a 1031 exchange to delay any gains tax.2)  Sell on land contract to an owner occupant- they would be responsible for maintenance (Maybe include a home warranty with the sale) and you no longer have to pay a property manager.
