FL property. My question is determining best valuation sources of the property based on the respective tower companies need for filling out holes in their coverage area fora Macro Site and/or for Small Cell site.Since it was a POP, the structure is Telco grade (SBC Built it 2002) and has vaults and man holes for trenched fiber/easements to surrounding POPs as well as two aerial drops. Its being valued based on local commercial warehouse comparable and no attributes of value for Telco grade & valuable trenched fiber easements w/ conduit in place.if there are resources to determine if there is value as a cell location (macro or small cell; multi home fiber easements) that would be great.
