Yup, my question was not clear...sorry...How do I know if the area where I would be potentially buying, is a good place for rentals...are there rental reports, market analysis for rentals?  

We received multiple contractor bids and hired a structural engineer who created an official report that directed the contractors to conduct specific work.  

But you must have a pre existing relationship with them. 506b also has onerous reporting requirements like a yearly financial audit that will run you $10-$20k, so if it’s less than $1M a 506b may not be way to goAnother is a reg a+ offering but that costs $100k+ to setup and requires registering and review by sec.If you want passive investors who are not accredited there are not many options.

This will likely involve filing a police report as well as sending copies of your purchase and loan docs.

Ideally the tool would be able to collect rent, send reminders, include late fees, and do accounting reports. 

Also keep in mind in general crime is up, so think about security systems if it is a concern.Although this next statement probably won't make you feel better, but not all crime is reported. 

After about 6 months in I found out It had a foundation crack because water was coming in through the basement (wasn’t mentioned in inspection report).

Last note... once you have owned a property and the income is reported on your tax returns, the underwriter will only allow you to use the income reported on taxes. 

You can generate very comprehenisve detailed reports about occupancy, trends, delinquency, etc.
