No need to replace as it is a great product that will last tenants abuse.

I also replaced a new dishwasher for them.  

Individual doors can be replicated/replaced if missing by a good cabinet shop.Contact the city engineer about the flooding issue.  

But the pluses are the monthly fee essentially replaces your capex....you will have to replace your HVAC at.some point.

We spent a month cleaning the place up (this including getting the pool cleaned, replacing everything in both bathrooms, redoing the kitchen, painting and generally just making it liveable. 

I could replace the kitchens (cabinet and counters) in both myself for approximately 4000-5000 tops (not a ton of cabinets but well laid out).  

Most of the time the stuff the inspector will flag are minor items that can be fixed on the fly such as replacing broken outlet covers.  

I am currently a Mechanical Engineer, and I practice Brazilian Jiu Jitsu in my spare time.Long term, I would like to build passive income through buy and hold properties to eventually replace my work income.

If you are seeing lots of breaks then I would consider replacing all the pipes.
