If you want to buy close to Atlanta - you're best chance for yield is likely going to be townhomes that are currently owned by investors that are rented to voucher backed tenants.

The goal is to figure out how to access the equity to upgrade all of the properties rented.

A fully occupied property with each resident paying rent ends up being significantly more than the flat rate rent.
