My view, I try to give advice that I see as being applicable for that original poster, I will comment on other comments as well, everyone knows I point out regulatory issues, that's to keep folks out of trouble.

I'd like to acquire a bunch of rentals that cash flow enough to support my lifestyle as well as create a nest egg for retirement. 

The key with the bases is knowing the industry and how they are supported.

If there's lots of equity, meaning 50% LTV or thereabouts, as new owner, you could probably find a loan or investor to pay off the existing loan and replace with what ever the market supports.

I am excited and determined....I welcome any tips, support ,ideas, and experience.I would like to start my business plan now. 

There are several websites that you have to visit depending on what districts are involved with the property as well as other things like IRS liens, child support, hospital liens, etc. but it took us a long time to find them and believe me, no one at the auction is going to give that information out easily. 

You can put all those homes in but there isn't the economy to support it.
