Every possibly good deal does go through our due diligence process.

The process from the initial contact to signing was about 2 months.

It's a chemical process applied by a pro and is quite durable, and way cheaper than demo and install.

How does the process work if a person who is going through foreclosure doesnt want to sell and wants to try and save their condo, could a note investor help that person?

Have to bite the bullet and start the eviction process on all of them.  

I have never done a loan like this.. but I always wondered what the thought process wasI understand the 5 to 10 million dollar loan with no recourse.. mainly because the PG is worthless anyway as in who has 5 to 10 million sitting around to pay off a bad loan ... :) not many leveraged to the hilt real estate investors that's for sure..but if its a great deal why not snag it and if you don't like it flip it and make a few buckaroos... just a thought.

The paperwork has been submitted for the HAMP program, but it doesn't appear that they have even processed it yet.  

Be prepared to repeat the process 2-3 times if you must.

I will lead in the right direction, I will make sure that you don't make the same mistakes I did throughout my process that will hold you back.

My thought process being, God forbid something happens to me they can avoid probate since were considered joint tenants.
