From the sound of it, speaking with a real estate attorney in my area would be the best action item for me at this time.  

I am doing a 24 lot one now and we have been in negotiations with Engineering for 8 months prior to submittal but I know they will hit us with extensive red lines.. its just the nature of the business.

I've tried out AppFolio and really liked it but it was too costly for me at the time.

For a while, I was leaning towards the Buy - Renovate – Rent – Refi – Repeat strategy but the local market is probably out of reach for me at the moment so I’m looking at out of state investing, even turnkey (I know, the term strikes a nerve with a lot of folk).

I received an application from a family on the other side of the country who was willing to lease up an apartment sight unseen (red flag #1).

*When you say that the owners want to "be done with it," I see that as a potential red flag. 

I'm hoping to network with seasoned individuals as well as mentors and other individuals with stories to teach myself and others of the pitfalls and red flags which although some is self explanatory and common sense, things can still be overlooked and your running like a dear in headlights.   

However, when it comes to leads, sales, marketing, and things of the like...My partner, a full time investor, manages to kill me at every turn.
