Once I have done many pro formas I am starting to be able to recognize an outlier.My biggest concern right now is finding good deals that don't need a ton of work - mainly looking on the MLS I feel I have lot of competition and the greatest deals are rare.

I recognize that there is a sort of vibe in the real estate marketing world that spam is harmless and maybe even necessary to be competitive, but I am an OG techie and outside of the "wolfish" real estate sales world, spamming is usually seen as a slightly shady thing to do.
